Financial Learning Experience – NewSpring Church!

I am PUMPED to announce that I will be teaching the Financial Learning Experience at NewSpring Church's Greenville and Anderson Campus next week!

The cost is FREE, but we do ask that you register.  You can sign up for the events below!

I am PUMPED to say that the Anderson Campus event will be filmed LIVE for a FLE DVD!  Yes, that is right, the FLE is going to produced on DVD so that this crusade is no longer limited to my schedule.

In a time of increasing unemployment and job loss, I thought it might be helpful to write this series.  It is my hope that it is a help to those who have experienced a job loss.

Part Three - Stay Away From The Doubters, The Naysayers, and the No-sayers

I have seen it countless times.  A person is in a financial pickle and is pursuing income, and they allow others to shoot down their ideas for generating additional income or reducing outgo.

Here are some examples:

  • "You don't need to get a second job.  Think about how hard that would be."  Oh, so this is supposed to be easy?
  • "You can't possibly get employed there.  They only hire such-and-such type of people.  Not you."  If you don't apply, you DEFINITELY will not get the job!
  • "Why would you sell your motorcycle?  I will go broke before I sell mine."  Always check the financial advice against the financial condition of the advice-giver.
  • "Why would you go to a financial counselor?  That is just admitting that you are in a bad financial situation, and they will yell at you for it!"  Look, the fact is that it is a tough financial situation.  As a financial counselor, it does no good to yell at someone about past financial mismanagement or a tough financial situation.  A good financial counselor is focused on preparing a plan to walk out of the current crisis and prevent future ones.
  • "Your grandparents struggled with money.  Your parents struggled with money.  You will struggle with money."  Wrong.  Just plain old wrong.

Remove the negative people from your life.  Focus on using this job loss as an opportunity to go do something you have always dreamed of doing or as a stepping stone to get toward your calling.

In a time of increasing unemployment and job loss, I thought it might be helpful to write this series.  It is my hope that it is a help to those who have experienced a job loss.

Part Two - Understand And Fill The Gap 

I have met a lot of people who are so overwhelmed with making their financial ends meet that they have given up hope.  They have despaired of making it work at all.

This is not the case!  It CAN work.  It CAN be dealt with!  It is NOT hopeless!   However, you must understand the gap and fill it.

What is the gap?  The gap is how the amount of additional money needed to make the budget balance.  While the US Government might print more money to "fix" the situation, we cannot do that (although it does come with free room and board if you do print your own money).

Prepare a written spending plan using the priorities discussed in Part One.  This will allow you to understand the gap.

How do you fill the gap?  Well, using our equation, INCOME - OUTGO = EXACTLY ZERO, there are two ways - reduce OUTGO or increase INCOME.

Reduce OUTGO

  • Eliminate unnecessary expenses (cable, internet, home phone, cell phone)
  • Requote homeowners (or renter's) and auto insurance
  • Modify entertainment to no-cost and low-cost options (movies from library, hiking, swimming at the lake, fishing, Hulu.com)
  • Eliminate health club membership (run outside)
  • Sell the car and purchase a paid-for beater
  • Groceries: Buy off-brands, use coupon services, prepare more food at home
  • Car pool
  • Work from home

Increase INCOME

  • Apply for jobs like crazy - monster.com, hotjobs.com, careerbuilder.com
  • Get a job - any job will do for the short term - contract/temporary positions, deliver pizza, clean houses, fast food, work for a family member, commercial cleaning, deliver newspapers, polish shoes, wait tables
  • Sell stuff - yard sale, Ebay, Craigslist.org

In a time of increasing unemployment and job loss, I thought it might be helpful to write this series.  It is my hope that it is a help to those who have experienced a job loss.

Part One - Prioritize.  Prioritize.  Prioritize.

When one loses their job and paycheck, all expenses must immediately be prioritized.  Some might need to be reduced, and others need to be eliminated.

Let me be state some items that are WANTS.  Cable/satellite TV, internet (YES!), cell phone, home phone, dining out, entertainment (the type that costs money), and clothes.

Let me be clear, I have met hundreds of people who have "tried to hold on" to items that were WANTS not NEEDS.

Here is my general order of priority for expenses:

  1. Food & Medicine (groceries - off brand/generics)
  2. Housing/Utilities (loan, insurance, taxes, utilities)
  3. Transportation (loan, insurance, taxes, gasoline)
  4. Secured debts (boat, motorcycle, four wheeler, furniture,etc)
  5. Unsecured debts (credit cards, student loans, etc.)

Take some time to put together a written spending plan.  Once all of the expenses are itemized, prioritize them.

Financial Counselor Training – Will You Be There?

I am PUMPED to be carrying the crusade throughout the nation in 2009!  One of my highest priorities is training and equipping financial counselors where ever I go.  Why?  Because it allows this crusade to reach even more people!

If I can train just one passionate financial counselor, this crusade has the potential to grow exponentially!  This can NOT be the "Joe-Show".  In fact, a passionate financial counselor has the ability to provide FREE one-on-one counseling to one hundred or more people each year.  That FIRES ME UP! 

With that said, I am EXCITED FIRED UP to offer financial counselor training at the following three locations within the next month.  We would love to see you there!

The Financial Counseling Experience includes:

  • Learn the process used to establish appointments
  • Learn the process used to ensure that counselees show up prepared and ready for a life-changing meeting
  • Learn the process used during the appointment to ensure a consistent counseling experience
  • Apply real-life examples in hands-on activities - there is nothing like practical application
  • Review real-life scenarios in a "what would you do?" shared discussion
  • Be a part of a network of people who are all starting their own financial counseling ministry
  • Be challenged to take the next step and begin a financial counseling ministry at your church!

With the slumping economy, this is THE TIME that The Church should stand up and provide solutions.  WE HAVE THE ANSWER!!! 

Providing FREE one-on-one financial counseling is an incredible way to impact one's community!  Those who attend the FCE will leave inspired, motivated, and equipped to go back to their community and impact it one life at a time.

In every community, there are fantastic real estate agents.  Fantastic agents who are focused on serving you and helping you find the real estate you are looking for.  These agents have web sites that are community-focused and typically have way more detail about their community than any of the previous sites that I have mentioned in this series.

Typically, these sites will have information about schools, neighborhoods, local trends in the community, and more detailed information that you simply will not find on national real estate sites.

I have pulled a random selection of some local real estate agents in my home town for you to check out and see in general what they are offering via their web sites.

Part Three - CNNMoney.com's Real Estate Section

CNN has partnered with Money Magazine to provide helpful and very timely information about real estate - both on the macro level and the personal level.

Some specific reasons I like this site are:

  • Timely Articles - Helps me keep up with national trends in real estate
  • Calculators - I love all of CNNMoney's calculators - not just the real estate section.  In the real estate section, you can find calculators for renovations, refinancing, cost of living comparisons, and shop for a mortgage.  You can check out their calculators HERE.
  • Real Estate Tips - Whenever you learn something new regarding real estate, it has the potential to save you thousands of dollars!  I like saving money!

Part Two - Zillow.com

This is another way to research homes that are for sale in your area.

I like the clean feel of Zillow.com, and its of use.  Here are some additional reasons I like Zillow.com:

  • Market Dynamics  Just below the search bar, Zillow provides an up-to-date number of homes that are on the market in the entire US.  I like seeing the macroeconomic view of the housing market.
  • Days on Zillow  A key measure in real estate is "Days on Market" or DOM.  Zillow has created a similar measurement called "Days on Zillow".  This information can be utilized to construct a better offer.
  • Make Me Move Feature  Zillow has a feature where you can list your house without actually listing it.  Basically, you provide a price that you would be willing to sell your house for and if someone decides to purchase your home, the "make me move" happens.  Interesting concept!
  • Recently Sold Feature  This feature allows you to see the houses in your search area that have sold most recently and the price at which they sold.
  • Home Values Index  You can see what homes are selling for you in your area by a number of measures - including $/SF, Selling Price, and flips.

Part One - Realtor.com

I have used Realtor.com to find each of the four houses that I have purchased.

This web site is an excellent way to understand market prices and to understand market availability.

Here are some specific reasons I love Realtor.com:

  • Easy to search  You are able to select the specific items you are interested in.  For example, if you are interested in a three bedroom, two bathroom house with a garage, you can search for that.  If you want to search for listings that include land, then you can select that also.  Another key search criteria is square footage.
  • Price range specific  You can search for specific price ranges of houses within your set criteria.  This really helps one understand what is available within that price range.
  • Listings are mapped  You can see all of the listings on a map.  This is a great feature that allows you to understand the inventory available within the location you have selected.
  • Pictures  Many of the listings have photos of the exterior and interior.  Instead of setting up a walkthrough, you can do so from your computer!
  • Seamlessness  Once you find some homes that you are interested in, you can select "Request a showing" from the actual listing.  Awesome!

Sangl Home Pay-Off Spectacular – January 2009

Every month there will be an update of Joe & Jenn's Home Pay-Off Spectacular!

Here's this month's update!

Here is the updated "Sangl Home Pay-Off Spectacular" (Click on the picture to view the larger, cleaner version)

We are still in cash conservation mode because of some large upcoming expenses that we see headed our way.

We are refinancing our house, however, which will drop the interest rate from 6.125% to 5.000%.  We have the ability to refinance very cheaply so it makes it worthwhile for us to do this.  This one move improves our mortgage pay-off by 49 months (over four years!) just with this one simple change.

This one change will allow us to color in more than one additional square every month - even if we pay the minimum payment!  That is awesome!
